Savvy Kitchen Remodeling Moves for Rental Properties

According to analytics website RentCafe, Atlanta is the top rental market to watch in 2024. If you’re a landlord or someone who wants to break into the apartment rental business in the city, this is good news. It does not mean, however, that tenants will automatically start knocking on your doors. You still need to give them a reason to choose your property over others.

Kitchen Remodeling Moves to Make When Renting Out Your Space

One of the best selling points for a rental is a great kitchen. For most potential occupants, it’s a big decision-making factor. So how do you give them this incentive? You can use these kitchen remodeling ideas to help your space stand out.

Keep your target audience in mind

What are the demographics in your area? By answering this question, you will know what kind of renters the location is likely to attract. By providing a kitchen that suits their needs, you are already improving your chances on the market. For instance, apartments near a university will mostly get student tenants, so a basic kitchen setup might be all that is needed. Meanwhile, rentals in suburban neighborhoods will appeal more to families, and that requires bigger kitchens with upgraded functionalities.

Pick durable materials

The kitchen area gets a lot of traffic, so expect more wear and tear than usual. To ensure longevity, choose durable materials that have low maintenance requirements. Quartz and granite are excellent countertop options as they are resistant to heat, scratches, and stains. Ceramic, porcelain, or stainless steel are top choices for backsplashes. For flooring, laminate and vinyl are some landlord favorites you can also consider.

Optimize the space

Apartment rental kitchens don’t always have the luxury of space, but there are ways to improve the kitchen’s flow so it doesn’t feel cramped. You can start by applying the kitchen layout that is most optimal for the space. Galley-style or one-wall style kitchens are great for small rooms. L-shaped layouts are also popular for apartments, especially since they can double as a bar-style seating area when efficiently designed.

Build in ample storage

Ensure that the kitchen has enough cupboards and cabinets because who doesn’t love storage? You can also employ more creative storage solutions like open shelves, pull out pantries, as well as hanging racks and hooks. Tenants will appreciate the effort to make the most out of the kitchen space.

Make small but impactful changes

Minimal changes with maximum impact are the ideal kitchen remodeling moves for rental entrepreneurs. Some of these include under-cabinet lights to add warmth to the ambience, hardware updates for sinks, faucets, cabinet handles, etc., and of course, a good ol’ repainting every once in a while.
